Since the 1950s  Presidents have visited, golfed and relaxed in the Palm Springs area . Starting with President Eisenhower who started frequenting Palm Springs in the 1950s and made several trips whereby the house he stayed in at Smoketree Ranch was dubbed  'the Western White House', and later he lived in Eldorado Country Club  in Indian Wells. Not even the Desert's summer heat could stop the influx of home buyers to the Palm Springs area in search of a house or condo to buy. Folks are trying to beat the season's rush of Snowbirds & the anticipated increase in prices due to the higher demand when our Desert Season starts in October. Inventory of houses & condos for sale in July was at the lowest since January of 2013.  A 29% decrease in the number of homes available for sale, and a 29% decrease in the number of condos available for sale . The Median Selling Price of houses in the Palm Springs area ( 9 cities & an incorporated area) is up by 34.8% in July 2013 vs July 2012 , while the Average Selling Price  went up by 23.6 % for the same period. The condos numbers came up too , with the Median Selling Price at 20% up & the Average Selling Price saw an increase of 5.5% for July 2013 vs July 2012 for all combined cities.  But the major cities like Palm Springs , Palm Desert ...

Home prices &Condo prices in Palm Springs and Desert Cities are still on the climb both in the median selling price and the average sold price. When comparing the number of units sold in 2013 vs 2012 , you will see a drop from 794 sold homes t0 664 and that is mostly attributed to the drop in available Inventory of real estate coming on the market . March 2013 had an inventory of 2515 houses down from January's inventory of 2800 houses. Condo sales did better in March 2013 with 281 condos sold in the Palm Springs area compared to 261 sold units in 2012. As for the Inventory , there is a drop from 1228 available condos in January 2013 to 1157 units in March 2013. See the chart and stats of Homes and Condo Sales by Desert City  for March 2013 .

The Average Selling Price of Houses is UP by 27% & 11.9% for Condos when comparing January 2013 vs. January 2012 The Real Estate Market in Palm Springs and all Desert Cities has been very active with buyers converging on the Desert from Canada, Europe and the cold States with the intention of finding vacation homes, or relocating while the real estate prices are still reasonable. According to the latest Real Estate Market Report just published by the Desert Area MLS, the Median Selling Prices have gone to new heights when compared to January 2012. This January the report shows the Median Selling Prices are up by a whooping 43.3% for houses, and a 29.9% for condos , and the Inventory is low especially in the popular cities $amp; desirable communities. Finally after all the negative news about housing and prices, the trend in greater Palm Springs show some pretty good signs of home prices going up , and the inventory going down . We saw median home prices of sold homes  going up month over month in 2012.  In January 2012 the median sold price was $168,000 and has been rising ever since, the May 2012 median price was $220,000 , and I see the trend continuing based on the fact that inventories of available homes is down to 3.3  based on listings, and 2.9 based on pending sales. Bank of America announced on May 8, 2012 that they started mailing letters to some 200,000 home owners who are underwater with their mortgage.  The goal is "retention" through helping eligible struggling home owners with principal balance reduction on their mortgages. This move is part of the settlement reached between the Banks and the Federal Government and accepted by 49 State Attorneys. To be eligible, the home owner must : Owes more on the mortgage than the property is worth today. Was at least 60 days behind on payments on January 31, 2012. Has a contractual monthly payment for principal, interest, property taxes, hazard insurance and any applicable homeowner association fees totaling more than 25 percent of gross household income. Has a loan that is owned and serviced by Bank of America, or serviced for another investor that has given the bank delegated authority to do such modifications. This May, we saw another healthy month of increased sales of condos in the Palm Springs area, surpassing single family homes in number of units sold and average sold price, when compared to May 2010. According to The California Desert Association's May 2011 report based on the Desert Area MLS of all desert cities; May 2011 266 condos sold at an average selling price of $224,914 . 30% were foreclosures and short sales. That's an increase of 22.6% in sold units, and an increase of 12.4% in average sold price over 2010. May 2010, 217 condos sold with an average selling price of $200,138. 36% were foreclosures and short sales. Palm Springs and Palm Desert tied at 86 in the number of condos sold . The average selling price in Palm Desert came at $266,624, a 7.3% increase from May 2010. Palm Springs condos average selling price came at $173,358, 12.3% increase over May 2010. According to the Desert Sun , "A search by the Palm Springs Regional Association of Realtors staff showed 1,329 Canadian buyers and another 98 purchasers from other countries acquired homes or condos over the past year, based on a tally of those who registered international addresses. That figure could be higher because some foreign buyers may not have registered." According to the California Desert Association of Realtors, Palm Springs area median sold home price for February 2011 was $215,000 up from $185,000 in January 2011 and $156,060 in April 2009, that's almost 27% . Another interesting statistic is that the Median Sold Price in January 2011 was $185,000 for houses and condos, a very rare occurrence. From my experience as a real estate agent in the Palm Springs area, I would attribute a good part of the increase in sales and demand to our Canadian neighbors who love the desert , and saw the value in our real estate prices. The fact that the Canadian Dollar is hovering at par or better with the US Dollar was and still is a major contributor in the decision to buy a vacation home in the Coachella Valley.
